Rental management

Letting without the admin.

Posting rent, settling service charges, coordinating tradespeople, communicating with tenants: rental management is day-to-day work with many details. We take that day-to-day work off your hands entirely.

As an owner-led property management firm in Frankfurt am Main we look after apartment buildings, commercial buildings and individual let flats across the Rhine-Main region. You speak directly to the owner, not to changing case handlers - and your property is run as if it were our own.

Typical situations that bring owners to us: the building was inherited and the administration is getting out of hand. The current manager has stopped responding. Or the investment should simply run without every defect report landing on your own desk.

For context: in rental management we represent you as the owner towards your tenants - from rent collection to re-letting. Condominium (WEG) management, by contrast, runs the owners association; for individual let condominiums we offer individual unit management.

Property inspections, maintenance contracts, safety duties and repairs with vetted tradespeople from Frankfurt and the region - cost control included.

Tenant care

A fixed contact for tenants by phone, email or WhatsApp - defect reports, requests and emergencies land with us, not with you.

Lease management, rent adjustments in line with the rent index and cap, and support with legal questions.

Reporting

Monthly owner statements, transparent reports and, on request, an annual review of rent, costs and maintenance.

Re-letting

At tenant changeover: handover with protocol, market-level rent, marketing, credit checks and a legally sound contract - without a vacancy gap.

Fees

What does rental management cost?

Rental management fees are freely negotiable. Common models are a fixed amount per unit per month or a percentage of the net cold rent - the level depends on the size, condition and scope of services for your property. After a viewing you receive a firm, transparent offer with no hidden extras.

Important for your calculation: administration costs cannot be passed on to tenants, but for let property they are generally deductible as income-related expenses. From what property size do you take over management?

We manage everything from a single let apartment to an apartment building. Just get in touch and we will assess your property individually.

What does rental management cost?

Fees are freely negotiable: common models are a fixed amount per unit per month or a percentage of the net cold rent, depending on the property and scope. After a viewing we quote you a firm price.

Can I pass the management fee on to my tenants?

No, administration costs are not allocable operating costs. For let property, however, they are generally deductible as income-related expenses.

How do rental management and WEG management differ?

Rental management represents you as the owner towards your tenants. WEG management runs the owners association of a divided building. For individual let condominiums we offer individual unit management.

Do you also handle re-letting?

Yes. At a tenant changeover we handle the handover and protocol, marketing, viewings, credit checks and a legally sound tenancy agreement - on request as part of ongoing management.

How quickly are you reachable for tenants?

Tenants reach a fixed contact by phone, email or WhatsApp. In urgent cases we respond immediately.

How transparent is the accounting?

You receive traceable statements with clearly assigned documents. On request we explain every item personally.

Can I switch from my current manager?

Yes. We support the switch, request documents and ensure an orderly handover with no gaps - usually at the turn of the month.
