The commission is rarely the biggest item.
Sellers almost always ask about the agent commission first. Understandable, it is the most visible number. In practice it is often not the item that hurts most: anyone selling within ten years who has not lived in the property pays their personal tax rate on the gain. That can be a multiple of the commission.
Since 23 December 2020 the commission on apartments and single-family houses sold to private buyers is split by law anyway. So you can no longer pass the whole commission to the buyer, but you also only pay half. For apartment buildings, commercial property and land this does not apply, there the split is a matter of negotiation.
And one honest point up front: the biggest lever on your proceeds is not the commission, it is the price achieved. One percentage point more on the price beats one percentage point less commission, and the price depends on preparation, documents and how the property reaches the market.

Do I really have to pay half the commission?
For a condominium or a single-family house sold to a private individual: yes. Since 23 December 2020, §656c of the German Civil Code requires both sides to pay the same amount when the agent acts for both. A discount granted to one party must be passed on to the other. The rule does not apply to apartment buildings, commercial property or land.
When does capital gains tax apply?
When at most ten years lie between purchase and sale and you did not live in the property yourself. Living in it yourself means: in the year of the sale and the two years before, and these do not need to be full calendar years. The gain is then taxed at your personal rate, not at a fixed rate.
What is the 1,000 euro exemption limit about?
If your total gain from private disposals in the year is at most 1,000 euro, it stays tax free. But this is a threshold, not an allowance: with a gain of 1,001 euro it is not 1 euro that is taxable but all 1,001. With property sales the limit is usually exceeded by a wide margin.
Why does the calculator not estimate the early repayment penalty?
Because it depends on your remaining debt, the remaining term, your interest rate and the current reinvestment rate. An estimate without that data would be guesswork, not a calculation. Your bank will quote it on request; enter the amount here once you have it.
Do I pay the notary as the seller?
Usually not. Notary and land registry costs for the purchase contract are customarily borne by the buyer. You do pay for the deletion of your own land charge if one is registered. That is roughly 0.4 percent of the registered amount, split between notary and land registry fees.
Is my input stored?
No. The calculation runs entirely in your browser. Nothing is sent to a server, nothing is stored and nothing is analysed. The site does not set cookies either.
